I started doing Scout's Reports because I watched too many neighbors spend $50K on architects before anyone walked the soil. By the time the percolation test came back, the design was already wrong.
The methodology is simple: walk the dirt, test what it can hold, and write down what I'd want to know if I were buying. Eight parcels in, the pattern is consistent — the issues that matter (water, septic, permitting) almost always show up in the first afternoon if you know where to look.
I run every method on my own land first. If I won't trust it on Witch Haven Grove, you don't pay for it on yours.

If we haven't done the site visit yet, full refund. After the site visit, the report is delivered regardless. The fee covers Brady's time.
Most reports cover parcels up to ~40 acres at the $250 flat rate. Larger parcels or split-parcel work — email Brady for a custom quote.
Yes. The PDF is yours. Share it freely. Many buyers hand it directly to architects to brief them on existing constraints.

Yes. If you're scouting 3+ parcels in the same trip (often for buyers narrowing down), the per-parcel rate drops. Email Brady to coordinate.
Anything outside Arizona — Brady only scouts what he can drive to and walk personally. Also: anything that requires legal opinion on water rights (CWD/permits) — that's an attorney's job, not a Scout's.
