About Grove House

Built on the land, not behind a desk.

Brady Hugins

Founder & Land Consultant

I started Grove House because I kept meeting landowners sitting on incredible potential they couldn't see. They'd buy 5 or 10 acres in the Verde Valley and not know where to start — or worse, start in the wrong place and waste years undoing it.

I've spent 10+ years managing land across Arizona — high-desert ranches, riparian corridors, Verde Valley homesteads. I've made the mistakes so you don't have to. Every method I offer has been tested on my own property first.

"I don't sell designs. I build partnerships. If your property doesn't create measurable value, I haven't done my job."

What I Bring

Regenerative Land Practice

Whole-systems approach — keyline design, water harvesting, food forest development, and holistic management.

Hands-On Experience

High-desert ranches, riparian corridors, Verde Valley homesteads. I've worked land across Arizona's diverse terrain.

Survey-Grade Methodology

RTK GPS, drone mapping, clinometers — building toward professional precision on every project.

Documented Methodology

Every engagement follows a structured process with measurable deliverables and ROI tracking.

How I Help

Productive Landscapes

I help you build land that works — food systems, water harvesting, income-generating improvements. ROI-first, with documented value creation.

Practical Implementation

Survey-grade methodology meets hands-on experience. I translate regenerative design into buildable plans with economic modeling.

Long-Term Partnership

I help you develop your land over time — not just a one-time transaction. We build value together, season by season.

The Real Challenges

Developing productive land in Arizona comes with real obstacles. Here's what I see every day.

Land Prices Have Changed the Game

Rural land that was affordable 10 years ago now carries prices that demand productive returns. You can't afford to let acreage sit idle — but you also can't afford to develop it wrong.

Water Is Everything

In the high desert, water management isn't optional — it's the foundation. Most properties lose 90% of their rainfall to runoff. Capturing and directing that water is the difference between thriving and surviving.

Information Overload, No Local Context

YouTube permaculture videos from Oregon don't translate to Arizona monsoons. Generic advice costs money when applied to specific land. You need methods tested in your climate.

The Timeline Problem

Ecosystem development takes years. Trees don't produce overnight. Most people give up before the system matures — or make short-term decisions that sabotage long-term value.

Problems I Solve

You bought land and don't know where to start

I walk your property and give you a clear assessment of opportunities, constraints, and practical next steps. No overwhelm, just clarity.

Your property isn't generating value

I help you identify what your land can produce — water storage, food systems, income opportunities — and create a plan to get there.

You've tried things that didn't work

I've made the same mistakes. I help you understand why past efforts failed and what will actually work on your specific site.

You need a partner, not just a plan

I stick around. Land development is a multi-year process, and I help you make good decisions at each stage — not just hand you a document and disappear.

Home Base

Every service gets tested on my own property before I offer it to yours.

Cottonwood Base

0.25 acres • Cottonwood, AZ

Production base for Witch Haven Grove elixirs, small workshops, equipment staging, and client meetings in the heart of the Verde Valley.

Building One Service at a Time

I'm not trying to be everything to everyone. I'm building Grove House one service at a time — testing each method on my own ranch, documenting the results, and only offering it when I know it works. That means some services aren't available yet. But the ones that are? They're proven.
